Palm Real Estate Investments LLC (“Palm REI,” “we,” “us,” or “our”) operates the website palmrei.com (the “Site”). We buy vacant land directly from property owners. This Privacy Policy explains what information we collect when you visit the Site, submit a property, call or text us, or otherwise communicate with us, and how we use and protect that information.

By using the Site or providing your information to us, you agree to the practices described in this policy. If you do not agree, please do not use the Site or submit your information.

Information we collect

Information you provide to us. When you submit a property through our “Sell Your Land” form, request an offer, or contact us, we may collect:

  • Your name, email address, mailing address, and phone number
  • Property details, including the parcel address, county, acreage, APN or parcel number, and ownership information
  • Your asking price, timeline, and any notes or questions you include
  • The contents of emails, text messages, voicemails, and call notes between you and us

Information we collect automatically. When you visit the Site, our hosting provider and analytics tools may automatically collect your IP address, browser type, device type, pages visited, referring website, and the date and time of your visit. See the Cookies and Analytics section below.

Information from public records. Because we buy land directly from owners, we may also use publicly available property and ownership records (county assessor, recorder, and GIS data) to identify parcels and contact owners by mail. This policy covers how we handle that information once it is combined with information you provide to us.

We do not collect Social Security numbers, bank account numbers, or payment card information through the Site. If a purchase closes, financial details are handled through a licensed closing attorney or title company, not through this Site.

How we use your information

We use the information we collect to:

  • Evaluate the property you submitted and prepare a cash offer
  • Respond to your inquiries by email, phone, mail, or text message
  • Follow up on offers, mailers, and conversations already in progress
  • Coordinate due diligence, contracts, and closing if you accept an offer
  • Maintain records of our communications and transactions
  • Operate, secure, and improve the Site
  • Comply with legal obligations and enforce our terms

We do not sell your personal information, and we do not use it for purposes unrelated to buying your land or responding to your request.

SMS / Text Messaging

Consent. By providing your mobile phone number and checking the consent box on our Site forms, or by texting us first, you agree to receive text messages (SMS/MMS) from Palm Real Estate Investments LLC about your property inquiry. Messages may include responses to your questions, offer details, follow-ups on a conversation already in progress, and scheduling or closing updates. Consent to receive text messages is not a condition of receiving an offer or doing business with us.

Message frequency. Message frequency varies based on your inquiry. Message and data rates may apply.

Opting out. You can opt out at any time by replying STOP to any message. After you send STOP, we will send one final confirmation message and will not send further texts unless you opt back in. You can also opt out by contacting us using the information in the Contact Us section.

Help. Reply HELP to any message for assistance, or contact us directly.

No sharing of mobile information. We will not share, sell, rent, or otherwise disclose your mobile phone number or your SMS opt-in consent to any third party or affiliate for their marketing or promotional purposes. Mobile information is shared only with the service providers that deliver our messaging (for example, our business phone and messaging platform), and only for the purpose of delivering messages to you. This excludes text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Carriers. Wireless carriers are not liable for delayed or undelivered messages.

How We Share Information

We share personal information only in these situations:

  • Service providers. Companies that help us operate, such as website hosting, form processing, email delivery, our business phone and text messaging platform, customer relationship management (CRM) software, and mailing services. These providers may use your information only to perform services for us.
  • Transaction partners. If you accept an offer, we share the information needed to close with closing attorneys, title companies, surveyors, lenders, and real estate agents involved in the transaction.
  • Legal requirements. When required by law, subpoena, court order, or government request, or when we believe disclosure is necessary to protect our rights, your safety, or the safety of others.
  • Business transfers. If Palm REI is involved in a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction, subject to this policy.

We do not sell personal information to data brokers or marketers. As described above, mobile phone numbers and SMS consent are never shared with third parties for their own marketing.

Cookies and Analytics

The Site uses cookies and similar technologies to keep the Site working, remember your form progress, and understand how visitors use the Site. We may use third-party analytics and advertising tools (such as Google Analytics and Google Ads conversion tracking) that place their own cookies to measure traffic and the performance of our advertising.

You can control cookies through your browser settings. Disabling cookies may affect some Site features. You can opt out of Google’s use of cookies for advertising at adssettings.google.com and of Google Analytics at tools.google.com/dlpage/gaoptout.

Data Retention and Security

We keep property submissions and related communications for as long as needed to evaluate your property, complete a transaction, and meet our legal and record-keeping obligations. Transaction records are retained for at least seven years after closing. You may ask us to delete your information at any time, subject to those obligations.

We use reasonable administrative and technical safeguards to protect your information, including secure hosting, password-protected systems, and limited access. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

Your Choices and Rights

  • Marketing communications. You can opt out of text messages by replying STOP, out of emails using the unsubscribe link, and out of mailed offers by contacting us and asking to be removed from our mailing list.
  • Access, correction, and deletion. You may request a copy of the personal information we hold about you, ask us to correct it, or ask us to delete it. We will honor requests as required by law and may need to verify your identity first.
  • Do Not Call. If you ask us not to call you, we will add your number to our internal do-not-call list.
  • State privacy rights. Residents of states with comprehensive privacy laws (including California, Virginia, Colorado, Connecticut, Texas, and others) may have additional rights, such as the right to know what information we collect, the right to delete, the right to correct, and the right to opt out of the sale or sharing of personal information. We do not sell personal information. To exercise any of these rights, contact us using the information below. We will not discriminate against you for exercising your rights.

Children’s Privacy

The Site is intended for adults who own or have authority over real property. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us information, contact us and we will delete it.

Third-Party Links

The Site may link to other websites, such as county records portals or mapping tools. We are not responsible for the privacy practices of those sites. Review their policies before providing information.

Changes to This Policy

We may update this policy from time to time. When we do, we will change the effective date at the top of this page. Material changes may also be announced on the Site. Your continued use of the Site after changes are posted means you accept the updated policy.
